IET's Five-Step Mold & Moisture Inspection Process
IET follows a thorough five-step mold and moisture inspection process designed to identify and address mold issues effectively:
STEP 01
Interview and Building History
Our IET team begins by gathering detailed information about current and past building conditions, including humidity or condensation problems, moldy odors, visible mold, and any leaks in the building envelope or plumbing. We also discuss your health concerns and symptoms, which can help us better understand the indoor environment and narrow down potential causes.
STEP 02
Mold Inspection
A comprehensive visual inspection of all accessible areas is conducted to locate elevated moisture and visible mold growth. Our experts use advanced tools such as moisture meters, hygrometers, borescopes, particle counters, infrared thermal imaging cameras, and laser thermometers to detect hidden moisture and mold colonies, especially in HVAC systems, walls, floors, and ceilings. Digital photography documents these findings, making the invisible visible.
STEP 03
Mold Testing & Analysis
Our team collects air and surface samples, including indoor and outdoor air samples, to detect microscopic mold spores and identify mold species. Samples are analyzed by trained professionals using microscopy and culturing techniques at accredited laboratories. This analysis provides detailed information on mold spore concentrations and species, crucial for assessing health risks and guiding remediation.
STEP 04
Mold Report & Protocol
You receive a detailed written report containing photo documentation, floor plans, spore counts, species analysis, and expert conclusions. If requested, IET can develop a mold remediation protocol outlining proper containment, removal, and cleaning procedures to guide professional remediation contractors safely and effectively.
STEP 05
Post-Remediation Verification
After remediation, we perform a Post-Remediation Verification (PRV) survey, also known as a clearance test. This includes a visual inspection, moisture assessment of remediated areas, and air and surface sampling to confirm that mold has been successfully removed and moisture issues corrected. The PRV report serves as a detailed document for future reference.
