STEP 01
Schedule Your Inspection
Call IET or submit the form with your property address and what you have observed. We review the details, confirm the appointment, and arrive prepared for the conditions you described. Residential and commercial inspections both start with this conversation about your concerns.
STEP 02
Professional Evaluation
Our assessor gathers building history: humidity problems, past leaks, major water events, persistent odors, and occupant symptoms. A visual inspection of accessible areas follows, using moisture meters, hygrometers, borescopes, particle counters, and infrared imaging to locate elevated moisture and mold colonies in walls, ceilings, and HVAC systems.
STEP 03
Mold Testing and Analysis
We collect air and surface samples: ambient air sampling, cavity sampling, swab samples, and tape lifts, chosen by site conditions. Trained analysts use microscopy and culturing to identify species and spore concentrations. Air results are read alongside visual and moisture findings rather than used alone.
STEP 04
Report and Protocol
You receive a written report with photo documentation, floor plans, spore counts, species analysis, and conclusions. We walk you through what the findings mean and which issues to address first. On request, IET writes a remediation protocol your chosen contractor can follow.
STEP 05
Post-Remediation Verification
After your contractor completes remediation, IET performs a Post-Remediation Verification survey, also called a clearance test. Visual inspection, moisture assessment of remediated areas, and air and surface sampling confirm mold was removed and moisture was corrected. The PRV report documents the outcome for future reference.
